How to Find and Choose a Real Estate Agent
Whether you are selling your house/condo, looking to buy or even rent a new place, finding a good real estate agent to represent you is critical. A major financial decision requires finding an experienced real estate agent who will understand your personal needs and the local market while taking off some of the pressure. Here are some pointers for finding the right person for you.
Referrals Are Best
Start by asking your friends, family or colleagues who have used agents in the area where you need representation. Think about those who fit similar demographics for you. For example, are you a first time homebuyer and you have friends who were also? Ask them who they used.
Review Credentials and Memberships
It's important to know the true professionals, so here are a few designations that you should understand going forward with links to each for further information:
- REALTOR with capital letters signifies that this person is a member of the National Association of REALTORS (NAR) that has a special code of ethics.
- Certified Residential Specialist (CRS)
- Accredited Buyer's Representative (ABR)
- Seniors Real Estate Specialist (SRES).
Research Your Options
Narrow your list of candidates and then do some research on them. See if they have an online presence, an important indicator if they are experienced. Check to see if they have positive reviews, but don't worry if you see a couple of negative reviews. That is normal, but more could be a red flag to bad performance. Next, take a look at their social media to see what else you can find.
References
Ask for references for top candidates and then check them. This means listings for properties that they have sold in the last year and client contacts for each. Call each one and interview them to see if they would hire that real estate agent again and ask why.
Meet the Prospects
Call up the agents, talk to them over the phone and meet them in person. This will allow you to get a feel for their style and whether or not you will be comfortable with that person's communication going forward.
Make Your Selection
After checking references and meeting them, you'll have a good idea of where your finalists stand. At this point, trust your gut if there is not a standout!
