Moving Out? Top 5 Staging Tips to Sell
Are you selling your home or condo? We've got some some basic tips on how to stage your home without spending a ton of money that could increase the value of your home.
- First impressions. Let's be honest, first impressions matter. You should be sure that your front yard is freshly landscaped and that everything looks tidy. Look at your house. Are the windows and gutters clean? Does it need a power wash? Anything need a fresh coat of paint? Maybe the front door could use a pop of color? If you're not sure, invite a friend over to give an honest opinion on what they see. Just be ready to receive their feedback and don't take it personally. Otherwise, don't ask if you can't take it!
- Update you kitchen and bathrooms. Of course, we've all heard that a kitchen can be one of the primary sellers for your house. If you don't have the budget to remodel the kitchen, at a minimum declutter the counters and cupboards. Consider a paint job using white, dark grey or blue to update it. For your bathroom, make sure that you don't have any obvious mold and re-caulk the tub if it's in need. YouTube is a great resource for DIY. Refresh the bathroom look with new accessories like shower curtain, towels, and bathmat. For both the kitchen and bathroom: clean, clean, clean until you can see your reflection!
- Get rid of clutter, think minimalism. Less furniture is best. Think about how a potential buyer needs to be able to move freely around the room without knocking things over. Don't overcrowd your couch and chair with too many pillows and clear your coffee table and other surfaces so that only a few basics remain. Edit, edit, edit!
- Remove your personal items. It's difficult for someone to walk into a space and picture themselves if they are seeing someone else's personal photos and their kids' artwork throughout a potential new home. Go ahead and pack those up for your move and replace them with something more generic.
- Spruce up the lighting. Make sure you have sufficient lighting in every room. Not only do you need overhead lighting, but make sure you have task and accent lighting for everyday use like reading and working tasks (on tables, under cabinets).
